PA STATE REQUIREMENTS

The first step toward a career in real estate is to become licensed.
TO BE LICENSED IN PENNSYLVANIA:

You must be at least 18 years of age to get a real estate license in Pennsylvania.

No High School or GED required for Pennsylvania license

Complete the 30-hour Real Estate Fundamentals and 45-hour Real Estate Practices courses.

License Exam Requirements - the candidate must pass a two part license exam with a minimum passing score of 75% on each part

Have completed, signed and submitted the licensing application along with the required fee to the Pennsylvania Real Estate Commission

Included a Criminal Background check completed by the Pennsylvania State Police where you reside, dated within 90 days of submitting the license application
The pre-licensing courses do not teach you how to sell real estate, but will prepare you to take the state examination. The examination is approximately 110 multiple choice questions, divided into two sections.
Each section must be passed independently prior to applying for a license. You must score at least a 75% on each section. You will have three hours to take the exam and you will find out immediately if you have passed or failed. If you do not pass both sections, you may re-take the section needed as many times as is necessary within three years of passing the first section.
The cost of the pre-licensing courses generally ranges from $350 to $500. The cost of the Pennsylvania state exam is $56, and then you will have to pay a $107 licensing fee for your license. Your license must be renewed every two years, after completing continuing education credits, to remain active.
